Plant Prefab Junior ADU Conversion: The Houston Owner’s Guide

We stock and install Plant Prefab-compatible junior ADU conversion components across Houston, with typical installed pricing running $4,200 to $11,800 depending on what failed and which Plant Prefab series you own. Most conversion work on the plumbing, electrical, or envelope side is completed in one to two visits. Where owners usually catch the problem first is a utility spike, a damp corner, or a door that suddenly needs a hip check to close, and by then the failing part has often been quietly degrading for months.

At Sutton ADU Houston, we treat a failing Plant Prefab component as a diagnosis problem before it’s a parts problem. The right fix starts with identifying exactly what Plant Prefab shipped in your unit, because their series don’t share everything, and a part that fits a Series 1 unit won’t necessarily fit a Series 2 or a custom panelized build. Miles Hartwell and our crew have been working Plant Prefab units in Houston long enough to know where they fail first here, which is almost always moisture-related.

Which Plant Prefab Models This Applies To

ADU plans, samples and a small model on a desk

Plant Prefab builds panelized and modular units under a few distinct lines, and the junior ADU conversion components we handle cover the Series 1, Series 2, and custom panelized models. The compatibility gotcha we see most often in Houston: Series 1 units shipped with standard panel joints sealed for California coastal humidity, and the same sealant details do not always hold up under a Houston summer of 90 percent humidity plus afternoon downpours. If your unit is a Series 1 and you’re seeing delamination at the panel seams, you’re not imagining it.

Identifying your part before you call saves everyone time. Look for the Plant Prefab serial plate, usually mounted inside a kitchen cabinet or on the mechanical closet wall. It lists the series and the production batch. If the plate is gone or unreadable, measure the panel joint width: Series 1 joints are typically half-inch reveals, Series 2 moved to three-quarter-inch reveals with a different gasket profile. Aftermarket equivalents exist for some sealants, fasteners, and flashing components, and in several cases we recommend them over the OEM spec because they’re rated for a harsher climate than what the original plant assumed. For structural members and electrical components, we use OEM or direct-equivalent parts only, and we’ll tell you which is which before you spend a dollar.

Signs Your Plant Prefab Junior ADU Conversion Is Failing

  • Panel seam discoloration or bubbling. This is the Houston classic: moisture getting behind the panel coating at a joint that was never re-sealed after the first Texas summer. The sealant has lost adhesion, and the fix is mechanical: clean, re-prime, re-seal with a high-movement elastomeric rated for 120-degree surface temps.
  • A door or window that suddenly binds. In a prefab unit, a binding door is rarely the door. It’s usually settlement or moisture expansion in the subfloor assembly. On Houston clay, even a panelized unit on helical piers will shift slightly, and the first place that shift shows up is a door jamb.
  • Mini-split condensation inside the unit. If your ductless head unit is dripping or the wall below it stays damp, the drain line routing or the wall penetration seal has failed. Plant Prefab units route condensate through wall cavities in some series, and a slow leak there will rot the interior sheathing before you ever see a puddle.
  • Musty crawl space or floor soft spot near the wet wall. The wet wall (the wall carrying your plumbing) is the most concentrated point of failure in any small prefab unit. A soft spot or persistent odor there means a slow supply or drain leak. This one we don’t let owners ignore.
  • Electrical flicker that tracks with the weather. If lights flicker during or after rain, the weatherhead or panel penetration seal has failed and moisture is reaching the connection points. This is the one we flag fastest, because moisture and electricity in a Houston thunderstorm month is not a combination to ride out.

Replacement Cost & What’s Included

What you’ll pay in Houston depends on which system failed and how deep the damage goes. Here’s the range we quote most often:

  • Panel joint re-seal on a junior ADU (all sides): $4,200 to $6,800
  • Wet wall plumbing repair or repipe: $3,800 to $7,500 depending on access
  • Door replacement with re-flashing and re-seal: $2,600 to $4,900
  • Mini-split condensate line and penetration repair: $1,900 to $3,400
  • Electrical weatherhead or panel seal repair: $2,400 to $5,600

Every quote is written before work starts, and it includes labor, the parts, disposal of the failed components, and a re-inspection at 30 days. You won’t get a “plus materials” surprise invoice from us. The 365-Day Done Right Promise covers defects in workmanship for one full calendar year from project completion, and if something fails in that window, the second visit is free. No haggling. No deductible language. It’s written on every project we do.

DIY or Call Us?

Some things you can reasonably check yourself. Run your hand along the panel seams after a rain and feel for moisture. Look under the kitchen sink with a flashlight. Check that the condensate line outside is dripping when the mini-split is running. That kind of inspection is useful and tells us a lot when you call.

But the repair itself, especially anything involving electrical penetrations or opening a wet wall, is where we draw the line. A Houston panelized unit has layered waterproofing details that a caulking gun from the hardware store will not fix, and a wet wall leak left open for a weekend can rot enough sheathing to triple the final bill. If you’re seeing moisture, flicker, or structural movement, call us at (940) 242-3207 and let us tell you what you’re actually looking at. Tell me what you actually need the space to do, and we’ll figure out the rest from there.
