Mighty Buildings Garage Conversion ADU: The Houston Owner’s Guide
We stock and install Mighty Buildings-compatible garage conversion ADU parts across Houston, with most replacement components running $180 to $2,400 installed depending on what failed on your panelized system. The Mighty Buildings composite exterior panels and integrated mechanical connections are the parts we see fail first in Houston’s heat and humidity cycles, and we carry the common replacements on our trucks for same-week installation. Most owners discover a problem either after a hard rain works its way into a seam, or when a door or window stops sealing cleanly against the panel frame.
The symptom picture is usually specific. A corner of the conversion feels warmer than it should in August. A seam that once sat flush now shows daylight at the edge. A window that opened with one hand now needs two. These are not cosmetic complaints on a Mighty Buildings structure. The panels are the structure, so a failing connector or gasket affects the whole envelope, not just the one spot you can see. Miles Hartwell has walked enough Houston garage conversions to know that what looks like a small leak at the base plate is often just the visible end of a problem that started higher up at a panel joint.
Which Mighty Buildings Models This Applies To

Mighty Buildings changed their connection hardware between the Flex and Quatro panel generations, and that matters more than most owners expect. The Flex series panels (roughly 2019 through 2022 builds) used a mechanical fastening system with exposed corner brackets that look like oversized L-channels. The Quatro series moved to a slotted interlock with concealed hardware and a different gasket profile at the panel edges. The two are not interchangeable. If your Houston garage conversion was permitted before 2023, there is a strong chance you are working with a Flex system, and sourcing the correct bracket and gasket matters more than the brand name on the box.
To identify what you have, look at the bottom edge of any panel near the foundation plate. Flex panels show visible fasteners at 16-inch spacing. Quatro panels show a smooth seam with a dark EPDM gasket compressed between the panels. Take a photo of that seam before you call anyone. Sutton ADU Houston is an independent service provider, not affiliated with Mighty Buildings, so we work with both OEM replacements and quality aftermarket equivalents. For the Quatro gaskets specifically, the aftermarket EPDM product we use holds up better in Houston’s UV exposure than the original silicone profile, and it costs 15 to 20 percent less than OEM. For Flex brackets, we recommend staying OEM because the bracket geometry is load-bearing and aftermarket castings tend to vary on the hole alignment.
Signs Your Mighty Buildings Garage Conversion ADU Is Failing
Here are the five symptoms we see most often on Houston garage conversions, along with what each one actually means.
- Gasket squeeze-out at panel seams. The EPDM gasket starts creeping out of the joint and looks like a dark rubber ribbon hanging between panels. This means the gasket has lost memory from repeated heat expansion and the panels are now rubbing directly against each other. Water follows that seam.
- Floor plates showing rust or efflorescence. A white chalky film or orange streaking at the base of the walls means moisture is wicking up from the slab or getting behind the panel at ground level. In Houston’s clay soil, slab movement can open a hairline gap at the sill that draws water in during heavy rain.
- Doors and windows binding in their openings. If a door that swung freely now scrapes the threshold or the jamb, the panel opening has shifted. This is less about the hardware and more about the subfloor and foundation. Houston clay expands and contracts more aggressively than most owners realize, and older garage slabs were never poured to ADU specs.
- Condensation fogging between window glazing layers. The insulated glass unit has lost its seal. That is a failed IGU, and it happens faster in Houston because the temperature swing between air-conditioned interior and August exterior stresses the sealant bond at the glass edge.
- Visible fastener corrosion at Flex panel corners. The original Flex bracket bolts on early units were not always stainless. Salt air from the Gulf, which reaches well into the Houston metro during humid months, accelerates rust on exposed hardware. You will see it at the bottom corners first.
Replacement Cost & What’s Included

For Houston Mighty Buildings garage conversions, here is what we quote on a typical parts-plus-labor replacement. The ranges below assume a single-story structure under 500 square feet and no structural reframing required.
- Per-panel EPDM gasket replacement: $180 to $420 per seam, depending on panel height and accessibility.
- Flex corner bracket replacement (per bracket): $60 to $140 installed, OEM parts.
- Window IGU replacement in a Quatro panel: $350 to $800, size dependent.
- Sill plate reseal and flashing correction: $450 to $1,100, including sealant, backer rod, and tooling.
- Full panel joint reseal on a 400-square-foot conversion: $2,400 to $4,200, all gaskets and seam sealant.
Every quote is a written line-item price before we start. You see the part number, the material cost, the labor hours, and the disposal fee. Nothing lands as a surprise invoice later. The work itself is covered by our 365-Day Done Right Promise: if a replaced gasket or bracket fails within one year of installation, we come back and make it right at no charge. That includes a second visit if the same seam opens again after a hard Houston storm.
DIY or Call Us?
The honest answer is that some of this is checkable by a homeowner, and some of it is not. You can safely photograph the seams, feel for air movement at door and window edges, and note where water pools after rain. What you should not do is climb onto a panelized roof section or attempt to pull a Flex bracket off a load-bearing corner. Those brackets carry panel weight, and removing the wrong one while the panel above is still connected is dangerous. High-tension and load-bearing connections are not weekend DIY territory.
If the problem is a surface gasket that has simply worked loose and is visibly extruding, you can mark the seam with tape to track whether it is getting worse. That helps us a lot when we arrive. But if the symptom is binding doors, slab moisture, or rust at the base plate, that is a structural conversation, and it is worth having a professional look at it before it becomes a much larger repair. Call us at (940) 242-3207 and we will tell you over the phone whether this sounds like a quick fix or a real investigation.
FAQs

In Houston’s heat and humidity, original silicone gaskets on early Flex panels typically last 5 to 7 years before losing compression, and the aftermarket EPDM product we install for replacements should go 10 to 12 years. The original gasket material on Flex builds was not formulated for sustained UV plus salt-humidity exposure like we get in the Gulf region, so Houston units fail faster than the same panels in drier climates. Call (940) 242-3207 for an inspection if your conversion is over five years old.
It depends on the failure mode. A gasket that has simply shifted out of its channel can sometimes be reset, but if it has lost memory and gone flat, re-seating it is a temporary fix that will leak again. For sill plate moisture, the correct fix is removing the old sealant, installing backer rod, and re-tooling the joint. We will tell you honestly which situation you have and what the real fix costs. Estimates are free.
Most single-seam gasket replacements take 2 to 3 hours including surface prep. A full panel joint reseal on a typical 400-square-foot conversion runs one to two days depending on access and weather. We give you a written timeline with the price so you know exactly what to expect.
We keep common Flex brackets, Quatro gaskets, sill seal materials, and window IGU supplies in our Houston stock, and we can also source Abodu, Cover, and Dvele components when a mixed-brand conversion needs parts matched. Most of what we install on a Mighty Buildings conversion is either on the truck or available within a few days.
