Cover Garage Conversion ADU: The Houston Owner’s Guide

If your Cover unit’s exterior panel system or cladding component has failed, we stock and install Cover-compatible replacement parts across Houston, with most swaps running $450 to $1,800 installed depending on the part. We can usually get eyes on it within 48 hours and a written price before any work starts. The way most owners find us is a panel that’s warped, a seal that’s let Houston humidity behind the sheathing, or a corner trim piece that pulled loose after a storm.

Cover builds their factory-made ADU shells with a specific aluminum-framed panel system, and the connection details matter more than people expect. A failed gasket or a sheared fastener is rarely just cosmetic here: Houston’s rain and heat cycles push water into any gap, and once moisture gets behind the cladding you start chasing mold on the sheathing and rust on the framing clips. That’s the point where a $300 seal replacement becomes a $2,800 repair, so we tell owners to treat any visible separation or staining as a real problem, not a cosmetic one.

Sutton ADU Houston is an independent service provider, not affiliated with Cover. We work on their units because we know the product line well enough to give you straight answers about what failed and what it costs to fix.

Which Cover Models This Applies To

Cover’s ADU shells use a modular aluminum frame with interlocking exterior panels, and the panel attachment hardware is consistent across most of the units we see in Houston. The compatibility gotcha for these panels is the panel-to-frame connection: Cover uses a specific clip-and-track system, and older units (roughly pre-2020 builds) have slightly different clip spacing than current production. If you replace an exterior panel with a clip that’s off-spec, it’ll sit proud of the adjacent panel by an eighth of an inch, and that tiny ledge catches wind-driven rain.

To identify your panel correctly before ordering, look for the stamped label on the interior face of the panel near the bottom flange. It carries a series number and a panel dimension code. If the label is worn off or painted over, measure the panel width between the clip tracks, not the overall panel width. That’s the number that determines compatibility.

OEM Cover panels come only through Cover’s supply chain, and lead times in Houston have run 6 to 10 weeks in our recent experience. For most of our customers that’s longer than they want to live with a tarp on the wall, so we stock aftermarket panels that match the frame extrusions and panel thickness spec for spec. They’re made to the same 6063 aluminum alloy and the same anodized finish class, and we’ve installed enough of them across Houston to stand behind them. If you’d rather wait for OEM, we’ll quote it and order it for you. If you need it sealed up now, the aftermarket panel gets you there.

Signs Your Cover Garage Conversion ADU Is Failing

  • Panel warping or oil-canning that wasn’t there before. This usually means a wall panel has lost its anchoring at the bottom track, often because the concrete pad settled unevenly on Houston’s clay and pulled the frame slightly out of square. The panel flexes every time the wind hits it and eventually takes a set.
  • Dark staining or efflorescence at a panel seam. White mineral deposits running down from a seam mean water is getting behind the panel and evaporating through the gap. The source is usually a failed vinyl gasket or a clip that’s popped loose and let the panel shift.
  • Interior drywall showing softness or discoloration near a wall corner. The exterior panel seal at the corner is the most common entry point we find in Houston units, because corner trim gets the most thermal movement and the adhesive bond fails first there. By the time you see it on the interior, the leak has been active for a while.
  • You can slide a playing card behind a panel edge. When a clip backs out or shears, the panel loses tension against the weather barrier. A gap of an eighth of an inch is enough to let wind-driven rain through during a Houston thunderstorm.
  • Creaking or popping sounds from the wall during temperature swings. This is the aluminum frame and panel expanding and contracting against failed or failing fasteners. It’s least serious of the symptoms but almost always a precursor to loosening that eventually compromises the seal.

Replacement Cost & What’s Included

A new modern ADU with wood cladding

For a Cover ADU panel or cladding replacement in Houston, the installed price for a single panel is generally $450 to $950 for our stock aftermarket equivalent. An OEM Cover panel runs $700 to $1,400 installed depending on size and current lead time. If the damage got behind the sheathing and the framing needs repair, that’s an additional $800 to $2,200 depending on how far the moisture traveled. Corner trim and gasket-only repairs are the least expensive work we do on these units, usually $300 to $600.

Every quote is a written price delivered before we order parts or schedule a crew day. That price includes the panel, all fasteners, clips, sealant, labor, and disposal of the old panel. What it doesn’t include is a change order that gets slipped in later: if we find hidden damage, we stop and bring you a revised written price before proceeding. Work is covered by the 365-Day Done Right Promise: if anything we touched fails within one calendar year, we come back and fix it at no charge. No haggling, no second bill.

DIY or Call Us?

What you can safely check yourself: visually inspect panel seams for gaps, staining, or loose trim, and check the interior wall surface for any softness near the corners. That tells you whether you have a problem and roughly where it’s coming from. What we recommend against doing yourself is removing a Cover panel. These panels are under tension from their track system, and popping a clip out under load can send the panel edge out in a way that’s hard to control. The same goes for any fasteners you can’t see behind the corner trim.

“Tell me what you actually need the space to do, and we’ll figure out the rest from there.” If what you need is an honest read on whether your failing part is a $400 fix or a $2,000 fix, call us at (940) 242-3207 and we’ll schedule a look. The diagnostic visit is a real visit with a real person whose name and photo you’ll have before they arrive, not a service call from an anonymous crew. Miles Hartwell started doing ADU work across Houston’s Montrose and surrounding neighborhoods after years of working residential builds from the slab up, and he’s the one walking your unit when we come out.
